Wintergreen Property Owners Association Executive Director Jay Roberts offered this slide in his update about what’s going on at WPOA right now.
There have been no significant changes in the plans for Renaissance Ridge in the last two years, Jay Roberts said at the Wintergreen Valley Association annual meeting on October 4, 2025, at Tuckahoe Clubhouse.
Construction is likely to start early next year. The court cases against the developers by neighbors failed initially and, recently, also on appeal.
"It’s going to be part of Wintergreen, part of WPOA. That was settled in 2004,” Roberts offered.

Asked about the impact on WPOA of the development adding some 145 additional units as clients, Roberts pointed out that the developer is obligated to pay close to $500,000 to WPOA, and each of the households would be paying the standard annual assessment, set at $2,279 for 2026. He suggested that, in the longer term, it might be positive financially.
“It’s only about a half-mile of new roads for us to maintain. We don’t expect a significant impact on our fire, rescue, or police services,” he said.
Roberts said that he suspects that many of those buying homes in the new Wintergreen development will be retirees or soon-to-be retirees and that the demographic could be similar to those now in Stoney Creek.
Roberts compared the Stone Orchard development within Stoney Creek to what might be coming at Renaissance Ridge, although plans likely will evolve. WPOA has no official say in what’s finally built.
The amenities at WPOA’s Rodes Farm park might need to be expanded or improved. Roberts has detailed numbers on the use of the WPOA swimming pools. “It’s just not that popular,” he said of the Rodes Farm swimming pool.
Allen Creek Nature Preserve, owned by the Nature Foundation at Wintergreen, is located in Stoney Creek just south of the Renaissance Ridge property. “Allen Creek Nature Preserve is on my radar now,” Roberts said, saying he is looking to work with the Nature Foundation to make the property more attractive and useful to the community.
